Terms of service

These terms are an agreement between [Company name] LLC (registry [Регистрийн дугаар / Registry no.], "Hausi", "we") and every person or legal entity ("user", "you") who uses the hausi.mn website and its apps (the "Service").

By registering, signing in or using the Service you confirm you have read and accept these terms and the Privacy policy. If you do not accept them, do not use the Service.

You must be 18 or over and have full legal capacity under the Civil Code. If you act for an organisation, you confirm you are authorised to bind it.

Hausi is an online marketplace for listing, finding and connecting over residential, land and commercial property for sale or rent. Hausi is not a real-estate broker, agent, valuer, notary or financial institution, and is not a party to any contract between users.

We do not receive, transfer or hold money that passes between users. A demand for a deposit or “reservation fee” before a viewing is a common sign of fraud: do not send money before you have seen the property and checked who owns it.

Checking ownership, state registration, encumbrances and legality of a property is the responsibility of the parties to the deal. A Hausi “Verified” badge means only the check that badge describes was done (for example, a person’s identity through DAN); it does not certify title to a property.

Publishing and contacting require an account verified by phone. Further verification (DAN, ID card, agency licence) unlocks additional features and higher limits.

You must give true and complete details and keep them current, never use another person’s name or number, and never share your sign-in details. Actions taken on your account are treated as yours. Tell us at once if you suspect unauthorised access.

Because phone numbers get reassigned, we may ask you to re-verify after 12 months of inactivity or before a sensitive change.

By listing you confirm you have the right to sell or let the property (as owner, or authorised by the owner in writing) and that the listing is accurate.

Every listing must:

• State a real price — “price negotiable” on its own is not accepted;
• Be a real property — investment schemes, pyramids and timeshares are not allowed;
• Use photos of the actual property — no images copied from other sites, watermarked or stock photos;
• Contain no discriminatory requirement based on ethnicity, sex, religion, disability or the like;
• Comply with the Law on Advertising and contain nothing misleading (area, location, year built, loan terms and so on);
• Not duplicate a property that is already listed.

Rental listings expire after 30 days and sale listings after 60; we remind you before expiry and you can renew. Close a listing as soon as the property is sold or let.

Listings from unverified users are reviewed before they go live; others are spot-checked and screened by automated signals after publishing. We may edit, pause or reject a listing and will tell you why.

Phone numbers, names and messages you obtain through Hausi may be used only to deal about that listing. Collecting them, building lists, passing them on or sending advertising is prohibited.

To stop spam we cap inquiries and phone reveals per day (for example, 10 phone reveals a day). We may show a warning on a message that looks like fraud and send it for review.

You can block a user and report a listing, profile or message with “Report”. When a listing is removed for fraud we warn every user who contacted it.

You must not:

• List a property that is fake, does not exist or is not yours to offer;
• Solicit money by deception, such as advance deposits or “screening fees”, or impersonate Hausi staff, a bank or a state body;
• Scrape listings or contact details with bots or scripts;
• Circumvent limits, moderation or verification, or run multiple accounts;
• Introduce malicious code, overload the system or gain unauthorised access;
• Post content that infringes someone’s intellectual property, personal data or reputation.

Prices for paid services are shown in ₮, VAT included, before you order. You pay by QPay or another method we accept; the service starts once payment is confirmed, and we issue a VAT e-receipt (e-barimt).

“Featured” is paid placement that is always labelled in results; it grants no verification or quality rating. We do not sell the order of organic results.

Prepaid credit can be spent only on Hausi services, cannot be transferred to another account or cashed out, and may carry an expiry date.

If a service is not delivered through our fault we refund the unused portion to the original payment method and issue an e-barimt return receipt. Fees are not refunded when a listing or account is removed for breaching these terms. Nothing here limits your rights under the Law on Consumer Protection.

Loan calculators, rate information and results such as “eligible for the 8% programme” are general information, not an offer or guarantee of credit. Only the bank or lender decides whether to lend and on what terms.

Descriptions, search suggestions and price information from the AI assistant can be wrong. If AI drafted your listing text, you are still responsible for its accuracy.

Polls in resident communities are advisory and do not replace the decision-making procedure that the law sets for homeowners’ associations (СӨХ).

You keep the rights to the photos and text you upload. By publishing you grant Hausi a free, non-exclusive licence to copy, resize and display that content in the Service and in promoting it, for as long as the listing is live and a reasonable period after. You confirm you have the right to upload it.

Hausi’s name, logo, design, software, database and aggregated statistics are our intellectual property; copying or redistributing them without written permission is prohibited.

If these terms are breached we may reject, edit or unpublish a listing, restrict features, or suspend or close the account. A person makes every moderation decision and each one is kept in an audit log.

Three confirmed breaches lead to suspension. Confirmed fraud leads to a permanent ban, a block on the phone number and device, and where warranted a report to law enforcement.

We tell you the reason for each decision. You can appeal within 14 days at legal@hausi.mn or in the app, and a different staff member will review it.

The Service is provided “as is”. We work to keep it available and error-free but do not guarantee it. It may be interrupted for maintenance or force majeure.

Hausi is not liable for loss arising from user-posted listings, contracts or payments between users, or the condition or title of a property. Our liability for direct loss to a paid service caused by our fault is limited to the amount you paid us in the preceding 12 months.

Nothing in this section excludes liability for intent or gross negligence, or any liability that the Law on Consumer Protection or other law does not allow to be excluded or limited.

You are responsible for third-party claims against Hausi caused by your breach of these terms or by content you posted infringing someone’s rights.

You can end this agreement at any time by deleting your account under Account → Delete account. What happens to your data afterwards is set out in the Privacy policy.

If we shut the Service down entirely we give 30 days’ notice and refund unused paid services.

We may change these terms. Changes that affect your rights or obligations are announced by email and in the app 14 days before they take effect. Continuing to use the Service after that means you accept the new terms; if you do not, you can delete your account.

These terms are governed by and construed under the laws of Mongolia.

If a dispute arises, contact us first at legal@hausi.mn; we will try to settle it by agreement within 30 days. Disputes not settled go to the competent court of Mongolia. This does not limit your right to approach a consumer-protection authority.

If any provision is held invalid the rest remain in force. These terms are published in Mongolian and English; if they differ, the Mongolian text prevails.
