Listing and content policy

This policy is part of the Terms of service and applies to every listing, photo, text, profile, message and community post on Hausi. If it conflicts with the Terms of service, the terms prevail.

It follows the Law on Advertising, the Law on Consumer Protection, the Law on Competition and the Law on Personal Data Protection.

We accept listings in these categories:

• Apartments and houses — for sale or rent;
• Land — transfer of ownership or possession rights in the form the law allows;
• Commercial space — offices, retail, services, warehouses;
• New developments — by the developer or its authorised sales agent.

The following may not be listed:

• Investment schemes, pyramids, timeshares and “guaranteed return” offers;
• Sale into ownership of land the law bars from private ownership, such as pasture;
• Property listed without the owner’s consent, with a pledge concealed, or under a court seizure;
• Goods, services or jobs unrelated to real estate;
• General “wanted” or “will buy” ads with no specific property (unless a dedicated category exists).

Every listing states a real price in ₮. “Price negotiable” alone is not accepted; you may add it next to a stated price.

Rental listings state the monthly rent, deposit and extra charges such as СӨХ fees, heating and electricity separately. Hiding later costs to make the price look lower is prohibited.

A price far below the khoroo average is a common fraud signal, so such listings get extra review.

Photos must:

• Show the actual property as it is now;
• Not be copied from other sites or agencies, nor carry their watermarks;
• Not pass off stock images or renders as photos (renders of new developments are labelled as renders);
• Not show identifiable faces, licence plates or documents;
• Not carry phone numbers, web addresses or logos written on them.

We automatically compare uploaded photos with other listings and sites, and send matches for review.

Area, rooms, floor, year built, location and loan terms must be accurate. Unprovable claims such as “cheapest” or “guaranteed return” are prohibited.

Requirements that exclude tenants or buyers on ethnicity, skin colour, sex, age, religion, family status, disability, health or social origin are prohibited. House rules such as pets or smoking may be stated.

Abusive, threatening, obscene or violent content, and content disclosing another person’s personal data without consent, is prohibited.

Rental listings close automatically after 30 days and sale listings after 60. We remind you 3 days before; you can refresh and renew.

Close a listing as soon as the property is sold, let or no longer available. We may merge or remove duplicates, including listings re-created to jump the queue.

Listings from unverified users are checked by staff before they go live. Verified users’ listings are spot-checked and screened after publishing by automated signals (duplicates, copied photos, implausible price, banned words, report volume). Signals only order the review queue; a person decides.

Use “Report” on any listing, profile or message to flag fraud, wrong information, a duplicate, a property already gone, or prohibited content.
